The capital adds to a wider financing push around Nvidia's AI-factory ambitions, but neither the flexibility technology's performance nor the projects' earnings contributions have been demonstrated yet.

Emerald AI's $150 million financing, announced August 25, names Nvidia among its investors and is meant to support commercial expansion. The announcement also pointed to a nearly 100-megawatt research factory in Manassas, Virginia, developed with Nvidia and Digital Realty and expected online later this year. That timeline has slipped: an October 2025 announcement had targeted the first half of 2026 for the same facility.

Flexibility has to protect useful work

The approach coordinates computing workloads with onsite energy resources so a facility can cut its electricity draw when the grid is under strain, using Nvidia's software and infrastructure controls alongside Emerald's orchestration technology. Emerald already reports commercial deployment at an entire California data center, which supports the concept but does not establish the Virginia project's economics. A system that reduces power draw while disrupting valuable workloads would offer a weaker proposition, so wider adoption still needs a workable balance between grid response and computing performance.

A wider financing push

The Manassas project sits inside a much larger capital campaign. On August 10, Nvidia announced memoranda of understanding with six asset management firms, including Apollo and BlackRock, targeting more than $500 billion in third-party capital for AI infrastructure serving customers outside the hyperscale cloud giants. Digital Realty, for its part, closed a $3.25 billion US hyperscale data center fund in March, which it says is designed to support more than $10 billion in new AI infrastructure investment. Nvidia has also disclosed approximately $530 billion in gross off-balance-sheet guarantees as of its second fiscal quarter of 2027, commitments tied to AI and cloud projects that carry real financial exposure without sitting on its formal balance sheet.

Scale remains something to demonstrate

Ownership data offers context on investor positioning ahead of the financing: Insider Monkey's database showed 285 Nvidia holders in Q2 2026 versus 275 in Q1, and 73 Digital Realty holders versus 46, with Ken Fisher's firm holding Nvidia and Andreas Halvorsen's Viking Global holding Digital Realty. As of August 14, short interest stood at 1.23% of Nvidia's float and 2.07% of Digital Realty's. The project announcement provides no quantified earnings contribution for Digital Realty, nor does Emerald's financing establish a new order value for Nvidia — the companies share a technical effort without yet showing identical financial benefits.
